Action Retail Portfolio 1 and 2 Investment

Action Properties LogoAdvised Action Properties, a regional owner/developer, on the most efficient way to monetize multiple projects which had been re-developed and achieved stabilized occupancy. Action Retail 1 was a 3 building grocery anchored retail portfolio located in tertiary markets in Mississippi. The project equity was assembled by RA and closed in 2013. The project was then sold in 2014 generating a 26% Internal Rate of Return to the equity investors. These funds were rolled into Action Retail 2, a 9 building portfolio in the southeastern US in February 2016. The project capitalization consisted of a $22mm non-recourse CMBS first mortgage and $10mm of equity. The equity for the new investors was structured as a 10.5% Preferred Return. The portfolio was sold in late 2019.
